HARDSCAPE
Asphalt
New lots, overlays, patching, and full-depth repair. Our estimators evaluate the base before we recommend a fix, so you’re not paying to resurface something that’s failing from underneath. Where the existing surface is sound, a mill-and-overlay or targeted patching program extends life at a fraction of replacement cost. Every asphalt project is followed by a sealcoating and crack-sealing schedule to protect the investment.
- New parking lots and drive lanes, from base prep to final compaction
- Mill-and-overlay resurfacing where the base is still sound
- Full-depth patching and pothole repair
- Sealcoating and crack-sealing schedule included after every project
Concrete
Curbs, sidewalks, ADA ramps, dumpster pads, and loading areas take the most abuse on a commercial site. Our concrete crews pour, replace, and repair with an eye toward drainage, slope, and trip-hazard compliance. Spalled or heaved sections get addressed before they become a liability claim. Coordinated scheduling keeps entrances and walkways open during the work.
- Curbs, gutters, and sidewalks
- ADA ramps, detectable warnings, and slope compliance
- Dumpster pads, loading docks, and approach aprons
- Trip-hazard grinding, section replacement, and joint sealing
Seal Coating
Our crews apply sealcoat with automated spray units that lay down a uniform coat across the entire lot — no lap lines, no thin spots — while the crew handles edges, prep, and quality checks. Sealcoating every two to three years blocks water and UV damage, keeps the surface flexible, and restores the black finish tenants notice. We schedule applications for off-hours so the lot is back in service by morning. Line striping follows on the same visit.
- Automated spray application for uniform coverage
- Crack prep and oil-spot priming before every coat
- Off-hours scheduling so the lot reopens by morning
- Re-striping on the same visit
Crack Sealing
Cracks are where pavement failure starts — water gets in, freezes, and turns a hairline into a pothole. Our crack-sealing crews use mapping equipment to log every crack on the lot, then clean and fill each one with hot-applied sealant to a consistent depth — more thoroughly and in less time than a conventional crew working by eye. Because every crack is logged, you get a complete record of what was sealed and when. Annual crack sealing is the single most cost-effective item in a pavement budget.
- Full-lot crack mapping with a logged record of every seal
- Routing, cleaning, and hot-applied rubberized sealant
- Annual programs timed ahead of the freeze-thaw season
- Coordinated with sealcoating and patching so nothing is done twice
Pavement Marking & Stripes
Faded stripes make a lot look neglected and create real liability around fire lanes, ADA stalls, and crosswalks. Our striping crews work from a digital layout plan with guided line-striping equipment, so stalls are straight, spacing is exact, and the layout is reproducible at every re-stripe. We handle stencils, symbols, curb painting, and wheel stops as part of the same service. Layout changes — adding EV stalls, reworking traffic flow — are updated in the plan and painted on the next pass.
- Stall layout, fire lanes, ADA stalls, and crosswalks painted from a digital plan
- Stencils, directional arrows, and curb painting
- Wheel stops, bollards, and signage installation
- Layout revisions for EV stalls or traffic-flow changes
Storm Drainage
Clogged catch basins flood lots, undermine pavement, and draw fines when they back up into the municipal system. We inspect, clean, and repair storm basins, inlets, and drainage structures on a scheduled basis, and we repair the collars and pavement around them before they collapse. Inspection reports include imagery and a condition rating for each structure. Drainage is folded into your pavement maintenance calendar so nothing gets missed between seasons.
- Scheduled inspection with imagery and a condition rating per structure
- Vacuum cleaning of basins, inlets, and connecting lines
- Collar, frame, and grate repair before the pavement around them fails
- Compliance documentation for municipal stormwater requirements
